If you can choose when to list, timing can change how fast your home sells and how many buyers see it. I pulled 12 months of closed sales from the MLS for the six towns I work in most (Lisle, Naperville, Aurora, Downers Grove, Wheaton and Plainfield) to see when single-family homes actually sell fastest.

The short answer

  • Late spring and early summer are fastest. Homes that closed in May, June and July were on the market about 27 days on average, compared with about 51 days for homes that closed in December, January and February.
  • Closings lag listings by one to two months. A home that closes in June usually went under contract in April or May, so the best time to list is roughly late March through May.
  • Spring also brings the most competition. About 853 new single-family listings hit these six towns in July 2026, versus 235 in December 2025. More buyers are shopping in spring, but so are more sellers.
  • Winter isn’t a dead zone. Fewer homes are for sale, so a well-priced home can stand out. It just tends to take longer.

Lisle, Naperville, Aurora, Downers Grove, Wheaton and Plainfield combined. Averages are weighted by sales in each town.

The average sale price is highest in summer partly because bigger, pricier homes tend to sell then, when families want to move between school years. So it doesn’t mean the same house is worth that much more in June. Market time, though, is a clearer signal: buyers move faster in late spring.

Single-family homes, October 2025 through September 2026. Single months in smaller towns like Lisle can swing a lot with only 10 to 20 sales.

A few patterns stand out. Naperville, Downers Grove and Plainfield were all fastest between May and August, and Lisle’s quick months included May and July (its January figure comes from only 8 sales). Wheaton moved quickly in early spring. Plainfield took the longest overall, partly because resale homes there compete with a lot of new construction. Aurora was the most even through the year.

A simple timeline if you want to sell next spring

  1. January to February: get a pricing review, decide what to fix and line up any repairs, painting or contractors before they book up.
  2. March: finish prep, deep clean and declutter, and schedule photos for a sunny day.
  3. Late March to May: list. This puts you on the market as buyer traffic peaks, with closings landing in May through July.
  4. Summer: still strong through July. By late August, families with school-age kids have mostly bought.

When selling in fall or winter makes sense

If you need to move for a job, a new home or family reasons, waiting for spring isn’t always the right call. Fewer listings in November through February means less competition, and the buyers who are out in winter are usually serious. The key is pricing right from the first week, because longer market times make an overpriced home look stale.

Frequently asked questions

What is the best month to sell a house in Naperville?

In the last 12 months, Naperville single-family homes that closed in May sold fastest, in about 19 days on average. Since closings follow contracts by four to eight weeks, listing in March or April usually lines up best.

Is it bad to sell a house in winter in the Chicago suburbs?

Not bad, just slower. Across these six towns, homes that closed in January and February took 47 to 60 days on average. There’s also less competition, so a well-prepared, well-priced home can still sell well.

Should I wait until spring to list my home?

If your timing is flexible, late March through May is usually the strongest window. If it isn’t, a Private Pricing Review will show you what your home is likely to sell for now, so you can decide with real numbers.
