How much do I need for a down payment?
Less than most people think. Some conventional loans allow 3% down for qualifying first-time buyers, FHA loans have low minimums, and VA loans often need nothing down. Illinois also has down payment help through IHDA. See the roadmap for details.
How are you paid when I buy?
Before we tour homes, we sign a written buyer agreement that spells out what I do for you and how I’m paid. Often part or all of it is covered by the seller, but the terms are spelled out up front and are negotiable.
How long does it take to buy a home?
Searching can take a weekend or a few months. Once your offer is accepted, financed purchases often close in about 30 to 45 days, including a short attorney review and inspection period.
Do I need to be pre-approved before I look?
You can browse anytime, but sellers here expect a pre-approval letter with every offer, so get one before you start touring seriously. My trusted pros page lists lenders I recommend; you can always choose your own.
Can you help me buy in a town not listed here?
