Key takeaways
- Pulte’s community page lists seven floor plans for Estates at Rivers Edge, so your plan name is the first thing a buyer will look up.
- A separate Pulte community called Rivers Edge, with duplexes and townhomes, sits in neighboring Woodridge. Keep the two apart when you talk about your home.
- Pulte’s page lists schools from Districts 203, 68 and 99. Which ones apply depends on the home’s address, so confirm it with each district.
- Before listing, gather your builder documents, survey, upgrade list and any association paperwork from your closing file.
Where is Estates at Rivers Edge in Lisle and what’s nearby?
Estates at Rivers Edge is on the east side of Lisle, off Route 53, with a Lisle (60532) address on Pulte’s community page. The Daily Herald described Pulte’s Rivers Edge single-family subdivision as being on the east side of Lisle, just off Route 53.
Pulte’s page lists Seven Bridges Golf Club (public) to the south and east, woodlands and the DuPage River nearby, and Main Street at Seven Bridges, a shopping, dining and entertainment district, among the nearby places. It also lists access to I-88 and I-355.
For rail, the Lisle Metra station is on the BNSF line in fare zone E, and the Village of Lisle manages the parking lots around it, with different guidelines.
What are the homes in Estates at Rivers Edge like?
The homes are two-story, Pulte-built single-family houses, and the builder offers seven floor plans with a published range starting at roughly 2,700 and running past 3,500 square feet, depending on plan.
According to Pulte’s community page, the plans are the Riverton, Maple Valley, Westchester, Willwood, Woodside, Castleton and Deer Valley. The page also says an optional three-car garage is available on most homesites, and it lists options such as sunrooms and flex spaces. Those are the details to match against your own paperwork.
| Details to have ready | Why buyers ask |
|---|---|
| Floor plan name and original builder documents | Pulte publishes plan names and layouts, so buyers can look up your plan |
| Upgrade and option list (garage, sunroom, flex space, finished areas) | Options differ from house to house within the same plan |
| Survey and lot details | Lot shape and placement affect outdoor space |
| Warranty and service records | Buyers will ask what coverage remains and who to call for service |
One more point of confusion: Pulte also has a Rivers Edge community in Woodridge, at Sandbelt Drive, with ranch-style duplexes and townhomes. The Daily Herald likewise quoted a Pulte attorney describing the Woodridge portion as townhomes and duplexes and the Lisle portion as single-family homes. If you own a single-family home in Lisle, those are a different product from yours.
Which school districts serve Estates at Rivers Edge?
Pulte’s community page lists schools under Districts 203, 68 and 99. Which one applies depends on your address.
The names on Pulte’s page are Meadow Glens Elementary, Kennedy Junior High and Naperville North High School (District 203); Goodrich Elementary and Thomas Jefferson Junior High (District 68); and Downers Grove North High School (District 99). Pulte’s own spelling of some school names varies from page to page, so check each district’s site. I’m naming them as the builder lists them, not as an assignment for any particular house.
To confirm a specific address, start with District 203’s Boundaries & Maps page and District 99’s maps and boundaries page, which says the district serves Downers Grove, Woodridge and portions of Lisle and other towns. For District 68, ask the district directly. Buyers who want school data can find it on the Illinois Report Card.
Is there an HOA in Estates at Rivers Edge and what does it cover?
I couldn’t confirm the association terms from a public source, so check your own closing documents for any recorded covenants or association. Pulte’s community page doesn’t describe an association or its fees, so I’m not stating what is or isn’t covered.
If your papers show an association, ask for its governing documents, current assessment information and any rules on exterior changes now, so you can hand buyers a complete package right away.
What should Estates at Rivers Edge owners do before listing?
Start with your paperwork, because buyers often ask for plan and option details.
- Identify your floor plan. Find the plan name on your purchase documents and compare it with Pulte’s plan pages.
- List your options and upgrades. Garage size, sunroom, flex space and finished areas all belong on the list.
- Pull your survey, warranty and service records.
- Confirm schools by address using each district’s boundary information.
- Review your closing file for an association. Gather whatever you find before the first showing.
- Get a pricing review for your specific home. Plan, options and lot differ from house to house, so a neighborhood-wide figure won’t tell you much.
